            Technology has crept into all aspects of our personal and professional  lives.  No one piece of technology has changed our lives in the last several years is the Smart Phone.  Clean Slate ProWash LLC is no different.  Over half of our residential and commercial pressure washing customers find us through social media or Google search results and a vast majority of those customers find us using their smart phones.  Matter of fact, I am creating this post right now from my iPhone.

           Smart phone is not only replacing the landline, but is for many aspects of our lives has replace a computer, calendar, Rolodex, wallet, and shopping cart.  Pressure Washing, Soft Washing and Paver Sealing businesses are not immune.  Today I can be finishing up a paver sealing job in Nocatee and receive and receive request through voice, text, email, or instant message from a client in Julington Creek requesting a quote for a house wash.  With an app on my phone, I can enter the customers info into our CRM and with just a name, address, and phone number, I can find their property, take measurements from satellite imagery, create and. send an estimate.  An estimate the client can open, review and accept straight from their phone.

    &lt;br/&gt;&#xD;

            Clean Slate ProWash LLC does everything we can do to keep our feet planted safely on the ground.  We have in vested in commercial grade equipment that allows us to safely wash buildings up to three stories tall from the ground.             As with most projects, true success and failure of a pressure washing, soft washing or paver sealing job comes down to planning and prep.  Our first step when arriving on any job site is to walk the property and document any areas of concern, whether it is a damaged window screen, failing paint, dying shrub, or just an area of extreme organic growth.  Before and after pics aren't just for

            It's a great time for Clean Slate ProWash LLC to give your home a once over and report back to our customer about any issues their homes may have.  After our initial inspection, property protection in the name of the game.  We ask our customers to move any items that cannot be washed like potted plants or fragile furnishings away from the area to be clean.  When we arrive we take care of the rest.  We tape up any exposed exterior electrical outlets, cover any outside electronics like wall mounted television.  Next step in our prep and property protection processes, is to pre-rinse surrounding turf grass and landscaping.   While Clean Slate ProWash LLC uses a mild detergent mixed at the proper ratio to not damage your property, some plants can be sensitive to cleaning agents.  By presoaking leaves and roots, we reduce the chance of unwanted results.  As important as the pre-soak is, just as important to your projects outcome is the post rinse.  After we have cleaned and thoroughly rinse your home,  we the surrounding landscape a final post-rinse and apply a bleach neutralizer if necessary for plants with especially tender foliage.  Finally, before we leave, we take another property walk, removing any tape or protective plastic, inspecting and document our results.   If you have any questions about our process at Clean Slate ProWash LLC or you have concerns about your prized roses give us a call at

            Does your roof have ugly black streaks?  Wonder what is going on?  The culprit is gloeocapsa magma, also known as roof algae.  This occurs in all but the driest climates, but especially thrives in warm, humid climate we have here in Northeast Florida.  It spreads through airborne spores and animals.  While the algae can grow on all roof types (tile, metal, wood shakes) it particularly thrives on asphalt shingles.  Gloeocapsa magma uses the limestone filler used in shingles as a nutrient to support growth.  Like moss on the trunk of a tree, roof algae normally starts on North side of your roof that receives the least amount of sun.  To learn more about the biology of gloecapsa magma click

            What can you do?  First thing you can do it keep your roof as dry as possible and exposed to as much sun as possible.  Have a licensed tree service trim any trim any limbs overhanging your roof, keep your roof clear of any dead leaves and pine needles, and your gutters clean and draining.  While these steps will not eliminate the bacterium, they will help slow its growth.

    &lt;br/&gt;&#xD;

            , the best way to kill the glaecapsa magma is a roof soft wash with sodium hypochlorite, the active ingredient in bleach.  While home improvement stores sell roof cleaning solutions, we have seen any on the market strong enough to effectively solve the problem.  Clean Slate ProWash recommends a 4 to 6% solution of sodium hydrochlorite (SH) applied directly to the singles.  This can be done with with a pump up garden spray filled with 50% water, 50% liquid pool chlorine (10% to 12.5% SH), and a splash of liquid laundry detergent as a surfactant and letting it dwell.  The cleaning solution will kill the actively growth and remove the resulting black stains.  We do not recommend rinsing.  The stains will turn brown and will come down with the next rain storm. Any areas that are still black will need to be retreated (if it's brown, it's coming down, if it's black, your going back.).

  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;

    &lt;span&gt;&#xD;
      
           ***Please note, ladders can be dangerous.  Proper precautions need to be taken before accessing your roof.  10% to 12% concentrated sodium hydrochlorite is a strong caustic solution and proper care and PPE should be used (eye protection, long sleeves and pants, chemical resistant gloves, eye protection and respirator.). Also, a SH solution will make any surface extremely slippery, making accessing the treated roof more dangerous.  Do not walk on treated areas that are still wet.  Please check the manufacturer of your home's specific roofing system before cleaning and always do a test spot.  Always rinse area of the home below roof  and landscaping before, during and after roof wash application.  Strong roof wash solution can kill vegetation, oxidize metals, and discolor certain paint pigments***

            Pressure washing contractor wants to use my water, don't they bring their own.  Yes and yes.  When you use your own pressure washer or one rented from a big box home improvement store, water is fed directly from your outside spigot.  Garden hose is run from the hose bib directly to the pump.  A pro will also need to connect your homes water.  They what is that big water tank for on their truck or trailer?  That tank is a "buffer tank."  Typical flow from your outdoor spigot is between 4 and 6 gpm (gallons per minute.). Most home owner grade pressure washers put out 2.5 gpm or less. and the highest flow rate rental units might reach 4 gpm.  Most pros are using 5.5 or higher pumps. 
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           To avoid running out of water and damaging equipment or stopping work, commercial pressure washers pull from a 100 to 400 gallon tank that is being filled by the home owners water.  Clean Slate ProWash LLC uses a 5.5 gpm soft wash system and a 8 gpm pressure washer.   Our trailer has a 200 gallon buffer tank.  So with out a customer water source, we would only be able to spray for 25 to 35 minutes at a time.  
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;

           Pressure Washing vs. Soft Washing, what is the difference and which is better?  Answer is PSI and it depends.  Just about everyone knows what a pressure washer is.   
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Pressure washing is the use of high-pressure water spray to remove loose paint, mold, grime, dust, mud, and dirt from surfaces and objects such as buildings, vehicles and concrete surface.  Typically a pressure washer use an electric or gas pump to accelerate water from a spigot and a variety of "tips" to restrict the flow of the water and ultimately increasing the final PSI (pounds per square inch.). Typical residential flow is less than 100 psi and final psi from a pressure washer with its most restrictive tip pressures can reach 2000 psi, 3000 psi or higher.
           &#xD;

    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;

    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Soft washing is applying chemical or detergent to a surface to kill organic growth or loosen soil or grime and then rinsing the surface with low pressure water.  Detergent may be applied with a pressure washer with a chemical injector and a low pressure, high flow tip, a dedicated electric or gas chemical pump, or even a pump up garden sprayer.  Rinsing can be done with pressure washer with again with a low pressure, high flow tip, a dedicated soft wash pump, or even a garden hose. 
           &#xD;

  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;

    &lt;span&gt;&#xD;
      
           Which one is better?  Depends on the surface.  It is typically safe to use 2000 to 3000 psi pressure washer on fully cured concrete (concrete two to three years old.).  Cured concrete driveways, curbs and sidewalks, concrete pavers, and bricks are the only surfaces Clean Slate ProWash LLC will use high pressure to clean.  All other surfaces, we soft wash.  For stucco, Hardie plank and wood siding and vinyl siding, we use a mixture of Sodium Hydrochloride  (Chlorine/bleach) and surfactant (soap) to kill algae, mold and other organic growth and then thoroughly rinse with low pressure.  *** before using a pressure washing equipment or cleaning chemicals, please read all manufacture instructions and safety warning and use proper PPE***.
